Dubai's Deferred-Payment Sales Are Priced Like Cash Resales
2026-10-23 · By 0xkaz (site owner) · Figures as of the article date
In Abu Dhabi's registry, contract prices from years earlier are registered again as "resales" at handover, which pulls the resale median down (Radiant Square, the whole emirate). I checked whether Dubai does the same, using a year of completed-home registrations (20 October 2025 to 19 October 2026, 32,577 sales). It does not, but 15% of them are a different kind of registration.
15% of Completed-Home Sales Are "Delayed Sell"
Every DLD registration carries a procedure name. For completed homes, almost all are "Sale" (27,393, 84%) or "Delayed Sell" (4,972, 15%).
A registration trustee (a DLD registration office) describes a Delayed Sell as a deferred-payment sale: the buyer pays in instalments and ownership transfers once the last one is paid; until then the sale sits in the Interim Register (Law No. 13 of 2008). I found no definition on DLD's own pages, so take this as the trustee's description.
The share ran at 12–18% every month of the year.
Priced Like Cash Resales
Are instalment sales dearer, or cheaper? For each project and bedroom type, I compared the median price per m² of Delayed Sell registrations with the median of ordinary round-priced sales (market resales). 148 combinations had at least 5 of each.
| Delayed Sell vs ordinary resales, price per m² | |
|---|---|
| Weighted average | -1.2% |
| Median | -1.2% |
| Middle half | -5.7% to +4.5% |
No gap. Paying in instalments buys neither a premium nor a discount. The median registered price is AED 1.51 million for Delayed Sell and AED 1.34 million for Sale, so they lean to slightly dearer homes, nothing more.
Mostly Payment Plans That Run Past Handover
Odd prices (not a multiple of AED 5,000) make up 36% of Delayed Sell registrations against 18% of Sales, and 21% exactly match an earlier off-plan sale in the same project, against 7%. So part of them are off-plan contracts registered at completion: post-handover payment plans, where instalments continue after the keys are handed over.
The areas make this clear. Among areas with at least 300 completed-home sales, ranked by Delayed Sell share:
| Area | Completed-home sales | Delayed Sell | Share |
|---|---|---|---|
| Dubai Studio City | 513 | 320 | 62% |
| Jumeirah Village Triangle | 507 | 184 | 36% |
| Sobha Heartland | 952 | 311 | 33% |
| Dubai Hills Estate | 1,408 | 387 | 27% |
| Meydan One | 952 | 258 | 27% |
| Dubai South | 543 | 126 | 23% |
| Jumeirah Lake Towers | 1,191 | 7 | 1% |
| Emirates Living | 367 | 0 | 0% |
High where handovers were recent, close to zero in the old secondary markets.
Where Dubai Differs from Abu Dhabi
In Abu Dhabi the same contract price is registered again as a resale at handover, and those odd-priced rows sell 18% below round-priced resales, dragging the resale median down. In Dubai, instalment sales are recorded as their own procedure, and their prices sit at today's market level. Dubai's completed-home medians can be used as they are, and this site counts Delayed Sell registrations as completed-home sales (methodology).
Limits of These Numbers
- Unit numbers are not published, so no contract was matched to its own later registration.
- The meaning of Delayed Sell comes from a registration trustee, not from an official DLD definition.
- Registration dates are not contract dates.
My Takeaway
When buying a completed home in Dubai, the registered medians are the same whether buyers paid cash or in instalments; a cash discount does not show up in the registry. In an area like Dubai Studio City, where six in ten registrations are instalment sales, most of your comparables are developer payment-plan deals, which is worth knowing when you read the price check.
