Dubai property prices over 20 years (2008–2026)
Dubai's price index for completed apartments (a fixed basket of 9 established areas, 2014 = 100) stood at 127.1 in Q3 2026: +22% above the 2014 peak (Q2 2014, 104.2) and +113% above the 2020 trough (Q3 2020, 59.6). Villas ended 2025 at 180.3, 1.71× their 2014 peak.
Three phases
- Late 2008 to 2014: from the first index value (Q3 2008, 61.6) to the Q2 2014 peak, +69%: sideways around 60 in 2009–2012, then a surge in 2013–2014. Completed-home registrations were thin in 2008–2010, so the index may not fully capture the crisis-era fall; treat that period as indicative.
- 2014 to 2020: -43% over 6.3 years (104.2 → 59.6), a long slide as new supply met the post-2014 oil-price fall and then the pandemic. Villas fell -42%.
- 2020 to now: +113% in 6 years from the trough (59.6 → 127.1). Villas rose +195%, far more than apartments. Annual residential sales grew from 25,268 in 2020 to 178,454 in 2025, with off-plan sales reaching 73% of the total.
Context: the 2008–09 global financial crisis, the oil-price fall from 2014, the 2020 pandemic and the post-2021 long-term visa reforms and population inflows are well-documented; their individual contributions to prices are not estimated here.

Method and sources
Apartment basket: Downtown Dubai, Dubai Marina, Dubai Production City, Emirates Living, International City, Jebel Ali Village / Discovery Gardens, Jumeirah Lake Towers, Motor City, Palm Jumeirah. Villa basket: Arabian Ranches, Dubailand (Wadi Al Safa 2 / Dubailand Oasis), Emirates Living, Jumeirah Village Triangle. Each area's yearly (quarterly) median is divided by its 2014 median and the areas are combined with 2024 sales weights, so the index tracks prices for a constant mix of areas and is not pulled down when large new suburbs enter the market.
Residential (apartment and villa) sales of 20–2,000 m² at 100–10,000 AED per sq ft. The index and prices use completed (ready) homes only.
