Smaller Flats Yield More in Abu Dhabi and Dubai

2026-10-17 ・ By 0xkaz (site owner) ・ Figures as of the article date

If you buy for rental yield, buy small. I lined up the numbers for Abu Dhabi and Dubai, and it held in almost every area.

For Abu Dhabi I divided the average rent by the average sale price that the Abu Dhabi Real Estate Centre (ADREC) published for July to September 2026, area by area and layout by layout. For Dubai I compared median Ejari rents (last six months) with median registered sale prices (last 12 months) for the same area and size band. Both are gross yields, before costs.

Abu Dhabi: Smaller Wins in All Nine Comparable Areas

Al Reem Island7.6%6.2%5.8%5.8%

Yas Island5.9%6.2%5.7%4.9%
Al Raha Beach5.4%4.5%4.8%5.2%
Al Kasir–3.5%3.4%–

The medians across areas are 7.4% for studios, 6.2% for 1BRs and 5.7% for 2BRs. A studio or a 1BR beats the 2BR in all nine areas. On 1BRs alone, though, the 2BR is slightly ahead on Saadiyat Island and Al Raha Beach.

I own a flat on Al Reem Island. There, a studio rents for AED 58,000 a year and sells for AED 768,000: 7.6%. A 2BR rents for AED 106,000 and sells for AED 1.83 million: 5.8%. The rent less than doubles while the price rises 2.4 times.

Dubai: Same Pattern in 38 of 44 Areas

Dubai's registrations often lack a bedroom count, so I used size bands.

SizeMedian yield
Under 50 m² (studio, small 1BR)5.7%
50–90 m² (1BR, small 2BR)5.0%
90–140 m² (2BR)4.5%
140 m² and over (3BR+)4.0%

In 38 of the 44 areas where a small band and the 2BR band can be compared, the small band yields more.

Why Small Flats Yield More

Rent does not rise as fast as size. In a market full of single tenants and young couples, many people want a small flat, so rent per square metre is higher. Sale prices, on the other hand, rise almost in line with size. The gap between the two is the yield gap.

What Gross Yield Hides

  • Service charges are levied per square foot and pull every yield down. Compare yields after service charges, not before.
  • Small flats turn over more often. Empty weeks and re-letting costs such as agency fees add up faster than for larger units.
  • Capital growth is a separate question. Where family-size units are scarce, larger flats can rise faster in price.

My Take

If rental income is the goal, start with studios and 1BRs. Then put in service charges and a vacancy allowance, and compare the net figure. The site's rankings list small-flat yields for Abu Dhabi and size-band yields for Dubai, area by area.
